Spring Branch is a renter majority part of west Houston: across its four city super neighborhoods, about 53 percent of occupied homes are rented. It is a place of deed restricted 1950s and 1960s subdivisions, apartment corridors along Long Point and Gessner, and new townhomes on lots where older complexes stood. Atlas manages leasing, rent collection and repairs for owners across Spring Branch.

The local rental market
Spring Branch began in the 1840s as a German farming settlement west of Houston. The Handbook of Texas records settlers such as August Bauer and Carl Julius Kolbe, and in 1848 farmers built St. Peter’s Church, whose Spring Branch School Society started classes in 1856. When an effort to incorporate the whole area failed in the mid 1950s, Hedwig Village, Bunker Hill, Piney Point, Hunters Creek, Spring Valley and Hilshire Village incorporated on their own, and the city of Houston annexed the rest in 1957. Those small cities are covered on our Memorial Villages page. This page covers the Houston part.
The City of Houston splits that Houston part into four super neighborhoods: Spring Branch West (No. 10), Spring Branch North (No. 84, the Spring Shadows area), Spring Branch Central (No. 85) and Spring Branch East (No. 86). Together they cover about 21.5 square miles and, in the city’s 2021 profiles, about 106,600 residents. Interstate 10 forms the southern edge, and Hempstead Highway and US 290 run along the north and east.
Renters are the majority. The city’s 2022 housing tenure tables, based on Census estimates, count 20,467 renter households out of 38,764 occupied homes across the four areas. Spring Branch West is 55.7 percent renter, Spring Branch East 53.6 percent and Spring Branch Central 53.5 percent, while Spring Branch North, where single family Spring Shadows dominates, is 46.2 percent.
The housing stock is mixed in a way that matters for owners. The city describes Spring Branch West as largely deed restricted single family, with multifamily concentrated along Long Point Road, Gessner and Blalock, and notes that new homes are going up on small sites in its southeastern part as land prices rise. In Spring Branch East, the oldest part of the community, new construction is replacing deteriorated apartment complexes with gated subdivisions near Wirt Road.
Values have moved accordingly. The city’s profiles put the median housing value in each of the four super neighborhoods above 250,000 dollars in 2019, up from under 95,000 dollars in 2000, with Spring Branch East highest at 322,776 dollars. For a rental owner, that means a mix of older ranch houses with long holding periods and newer townhomes bought at today’s prices, each with different maintenance and rent expectations.
Neighborhoods
Spring Branch is a collection of small and mid sized subdivisions, many with their own deed restrictions and civic clubs. Six areas and what sets each apart:
Before you lease
Houston has no zoning code, and the city describes most of Spring Branch’s single family areas as deed restricted. Under Chapter 212 of the Local Government Code and Sections 10-551 through 10-555 of the city code, the City Legal Department can sue to enforce restrictions on use, setbacks, lot size, the size, type and number of structures on a lot, orientation of a structure, and fences that need a permit. Complaints go to its Deed Restriction Hotline at 832-393-6333.
Civic associations enforce the rest. In Spring Shadows, for example, the civic association’s architectural control committee administers the amended restrictions. Before adding a garage apartment, replacing a fence or converting a house to a duplex, pull the recorded restrictions for that specific subdivision, since neighboring tracts can have very different rules.
Spring Branch drains two ways. Brickhouse Gully, a concrete lined channel in the White Oak Bayou watershed, runs west to east north of I-10 and inside Beltway 8. Spring Branch Creek, Harris County Flood Control District unit W140-00-00, is a tributary of Buffalo Bayou, and the district has worked to repair erosion along its banks. Check each address against the current flood maps.
Since January 1, 2022, Section 92.0135 of the Texas Property Code has required landlords to tell tenants in a separate written notice, at or before signing, whether they know the home is in a 100 year floodplain and whether it has flooded in the last five years. If a landlord skips it and a tenant suffers substantial flood loss, the tenant can end the lease. For rebuilding, Houston’s 2018 amendments to Chapter 19 extended floodplain review to the 500 year floodplain.
Spring Branch is inside the city, so Houston’s short-term rental ordinance applies. Council approved it on April 16, 2025, and since January 1, 2026 any dwelling, or part of one, rented for less than 30 consecutive days needs a Certificate of Registration. The annual fee is 275 dollars per property, hosts must complete human trafficking awareness training, post a 24 hour emergency contact number and pay hotel occupancy tax, and listings cannot be marketed as event spaces.
Operating without registration carries fines of 100 to 500 dollars a day, and platforms must remove noncompliant listings within 10 days of a city notice. Registration does not override deed restrictions, so a Spring Branch subdivision’s covenants can still bar short stays.
Harris Central Appraisal District values every Spring Branch parcel, and the protest deadline is May 15 or 30 days after the notice is mailed, whichever is later. A rental does not qualify for the homestead exemption or its 10 percent cap. Instead, the Comptroller notes a temporary 20 percent limit on annual appraisal increases for non homestead property valued at 5.32 million dollars or less in 2026, a limit set to expire December 31, 2026.
The Spring Branch Management District was created by the Legislature in 2011 under Chapter 3830 of the Special District Local Laws Code to support security, infrastructure and economic development, and the city describes its funding as coming from businesses in the district. Check whether a particular parcel falls inside its boundaries and what appears on the tax statement before you underwrite a purchase.

FAQ
Most of it is. Houston annexed the area in 1957 and divides it into four super neighborhoods: Spring Branch West, North, Central and East. Hedwig Village, Bunker Hill, Piney Point, Hunters Creek, Spring Valley and Hilshire Village are separate small cities with their own rules, covered on our Memorial Villages page.
Most addresses are in Spring Branch ISD, which was established in 1946. The city’s profiles show parts of Spring Branch West, North and Central in Cypress-Fairbanks ISD and part of Spring Branch East in Houston ISD, so confirm the district and zoned campuses for each address before you advertise.
Yes. For leases signed or renewed since January 1, 2022, Texas Property Code Section 92.0135 requires a separate written notice stating whether you know the home is in a 100 year floodplain and whether it has flooded in the last five years. A tenant who suffers substantial flood loss without that notice can terminate the lease.
Only with a City of Houston Certificate of Registration, required since January 1, 2026 for stays under 30 days. The fee is 275 dollars a year per property, and you need trafficking awareness training, a 24 hour emergency contact and hotel occupancy tax compliance. Your subdivision’s deed restrictions can still prohibit short stays.
Civic associations such as the Spring Shadows Civic Association, neighbors and, for certain restrictions, the City of Houston. The City Legal Department can sue over use, setbacks, lot size and the number and type of structures on a lot. Its Deed Restriction Hotline is 832-393-6333.
The district was created in 2011 and the city describes its funding as coming from businesses within its boundaries. Whether a given parcel is inside the district and assessed shows up on its tax records, so check the specific property before you buy.
